The article presents the basic concept of creating and functioning of a thematic village as one of the ideas allowing to improve the socio-economic situation of rural areas. hey were presented in the context of a ge-neralized assessment of development planning conditions in communes, especially based on the methods proposed by territorial marketing, including understanding and creating the brand of the place. This theoretic dissertation was a background to introduce the results of the research on analysis of the development poten-tial of the selected municipalities near Warsaw city. The strength of the human and community capital was the main assumption in undertaking research which was conducted in Rowne village. This action aimed to generate development of Rowne village according to the concept of specialization. The goal of the research project was to establish the first thematic village in Mazovia region.
